We build it ourselves.

Dvelpco self-performs general contracting on its own projects. Keeping construction in-house means tighter cost control, faster decisions in the field, and a direct line of accountability between owner and builder. We've assembled long-standing relationships with trade partners we trust, and we bring the same discipline to construction that we bring to underwriting.

Purpose-built for one tenant.

For users who need a specific footprint, location, or set of features, build-to-suit lets us tailor a facility to your operation while keeping you out of ownership unless you want it. We've structured BTS deals as long-term leases, lease-with-option, and outright sale — whichever fits your balance sheet.

We market our buildings actively — through broker relationships, direct outreach, and a network we've built deal by deal. Because we plan to be the long-term owner, the goal isn't just to fill space; it's to find tenants who'll grow with the building.

In-House Property Management

Managing the assets we build.

The day a project opens is the start of its working life. We manage our own properties — meaning tenants get a landlord who answers the phone, knows the building, and has skin in the game. Investors get the same operator they signed up with, reporting on the same standards we used to underwrite the deal.
